Working with land owners to optimise land to its maximum potential. This is how we do it......

Consultation
We will meet with you to discuss the your land, the options available to you and how our expertise and experience can help you realise its full potential. We will talk you though the processes involved from start to finish. We will also outline target timeframes and discuss your requirements to ensure that a scheme is progressed which accommodates your needs, whilst at the same time maximising the financial returns for your land. We offer a number of options to progress the project which we will discuss further with you when we meet.

Concept
Following initial discussions with you, we work with a team of professional consultants including architects, engineers and landscape designers to develop proposals that comply with local planning requirements and accommodate your aspirations. We will share draft proposals with you as they are worked up to obtain your input and ensure that you are satisfied with the scheme prior to any engagement with the Local Planning Authority (LPA).

Planning
Once we have designed and agreed a scheme with you, we will begin discussions with the LPA. This may include pre-application engagement if we feel that it would benefit the planning process. We will then submit the proposals to the LPA for determination, along with a full suite of supporting documents and plans as required. We will monitor the application throughout its determination, will respond to any relevant comments raised by the LPA, consultees or members of the public and will regularly update you as to its progress. We will keep in regular contact with the LPA from submission through to determination of the application to ensure that it is determined swiftly. We will also engage with the LPA so that restrictive or onerous conditions or Section 106 obligations that may impact upon the value of the scheme are minimised, generating the best return for your land.

Completion
Once the application is approved we will complete the process as agreed with you at the outset to dispose of the land and realise your financial returns or new development, working closely with solicitors to ensure a seamless and legally compliant end to the project.
